Ironic you should mention Propertyware, we started using it about 3 weeks ago.
The learning curve is a little more difficult but I am certain it will be worth it.
How long have you been using it? Do you have any suggestions for us as beginners?

We just started using it ourselves. Once we are established and gaining good income we might switch to property boss. The only suggestions is take your time and look over everything there is so much to do with it. My favorite is the portals for owners and tenants. This literally offers everything online. Great time saver and space saver. The tutorials and videos are great too!
