Let's Talk Property Management

Hello everyone! I just finished a blog post yesterday about property management software and Dee asked me to pass it along here. This is my first post on LetsTalkPM so be gentle :)

If you’re like most property managers, your work day is stuck in the 20th century. Rent checks are collected through a metal drop box. Brochures sit idly by outside of your office. Your web site consists of one page with a phone number, e-mail address and a few photos. Enough paperwork is collecting in your office to create a fire hazard.

I want to point out six things that property managers can really master in the 21st century, thanks to the latest property management software systems.

Also, because I'm quite new to blogging about property management software and the nuances of it all, I'd love it if you guys and girls could blog about this topic on your own blogs. I'm trying to spark as much discussion on this as possible so I can learn as much as possible.

Great article! Very informative for those interested in exploring Property Management Software. I would like to add that beyond offering 1099 tax forms, direct Craigslist postings, hosted marketing websites, online payments and helping PMs go green Buildium views the backbone of Property Management software as simplifying multifamily accounting. Without the accounting function these products would be missing a large piece to the property management puzzle.

I have been looking at and doing demos for lots of technology. I've narrowed it down to Buildium and Property Ware for long-term and Personal Res and LiveRez for short-term vacation property. The challenge is that the technology out there either excels in one area or the other. The standard reply is "our system can do the other side" (meaning they aren't really designed for) but blah blah blah.

Yes, the two sides of the business are somewhat different, but I know I don't want to use two systems for my business. I am stuck with either creating a piece of technology that is to spec for what I want to happen on both sides of the business or trying to get one of the companies to create some custom modules of their existing system.

I am leaning towards a relationship with Personal Res, I think. Monday I talk with their head programmer. Keep you posted. I can't be the first property manager to have encountered this issue.
Interesting point Brian. I may have to research that issue and do a blog post on it.
