Let's Talk Property Management

I am in the mood to Ac-Cent-U-Ate the positive tonight and though there have been some ups and down in the investment property world lately, I still love being a rental property investor and hope to add more properties in the coming years. I am going to challenge the community to join me in listing the top benefits for owning a rental property. Share your perspectives as a rental property investor, or a property manager.

I'll start. We own a small multifamily, a 4 plex. I love it because we have a chance to improve the property and therefore improve the value of our investment. This is a great cashflow property since it only about 2.5 of the units need to be rented to cover the mortgage. In the end, our renters will have pretty much paid for this property for us.

Most investors of Real Estate are attracted to buy residential real estate and rent them. The rental cash flow is used to pay for the mortgage, real estate taxes and other expenses. It is often difficult to get a good return on investment (compare to commercial real estate) but the residential market is still seen as a safe and long term investment. Ownership of rental property is, and will continue to be, one of the safest investment.

Now, with the help of a goo residential property management company, it has become very easy for investors to buy properties without having all the stress involved or having to find a good tenant, pay all the bills or handle all the paperwork.
