I like to drive my pick up truck. It is the smoothest riding vehicle I have ever had, except for the old 91 Lincoln that was nearly worn out when I bought it. The passenger door wouldn't open so my wife would have to either crawl in from the drivers side or sit in the back seat. Most of the time she just wouldn't ride with me. The radio worked great and so did the tape deck. The seats were cracked but leather. The engine leaked a little oil, but not on the garage floor because I had a piece of card board down to soak it up. I more often checked the gas and filled up with oil. The suspension on the old Lincoln gave it that fabulous ride. I always felt like I was floating down the highway. It was a long car but had short turning ability that allowed me to make a u-turn in the middel of the street, without touching the curbs and backing up. The beautiful old car had those square rounded type tail lights that dated itself as I drove the car into the 21st century, but I didn't care. It was a smooth riding automobile! It sold for $2500 cash.

Foreclosures, are they a threat to PM stability?

I don't think so. The best way I can answer the question is from my experience, strength and hope.



Experience:

In the past 18 months we have lost 24 properties to foreclosure. We did sell one before auction and have 3 more working on short sell presently. That means a loss of 27 properties and over $3000.00 in net monthly income.

I was born in Camp County, Pittsburg, Texas. I am the oldest of 4 brothers. I grew up on a working farm helping my family raise herds of cattle, thousands of peach trees and 10's of thousands of chickens. Picking up eggs that we sold commercially, feeding turkeys and slopping hogs was also on the list of daily chores. Hi Cary,

I'm glad you were able to find someone to assist you. I apologize for not responding sooner- I've been getting a ramped up with a couple other clients, which is very time intensive.

As far as other services I can provide, I would still like to suggest that we have a phone conversation. The reason is that I've found that different property management companies have varying needs and varying resources.

Therefore, although I could hypothetically assist you with your search engine optimization, what you might need more immediately is guidance on you PPC campaign....

One client I'm currently working with contacted me to help him with PPC, but through my research I discovered one of his competitors was aggressively implementing SEO. Sure enough, one week later, my competitor fell behind this competitor on Google. We are now focusing on repairing his Google ranking.

Cary,

Placing keywords in white space is about the worst thing you could do. Not only will Google and other search engines ignore these words, but they'll penalize you in the rankings. You may fall out all together.

You have to write your website verbiage in such a way that your targeted keyword appears at a density of 5%-7%.

The other thing you need to do is to create backlinks from other websites. There is a strategy to this also. You preferably want sites that are related to real estate, have a high Google page rank, and have the linking text be the keyword you're targeting.

Obviously, it's going to be hard to get all these things together but you should keep an eye out for when you can incorporate these factors.


Ultimately, the name of the game is authority- Do other websites on the Internet, and Google by extension, view as an authority on the keyword you're targeting...

Hi Cary,

I looked at your website and you've done a great job in creating a clean, user-friendly site. There are somethings you can do to bolster your Google ranking. Keep in mind, achieving higher Google ranking is a process which could take 3-6 months, so please don't expect my suggestions to have an immediate impact....

1) Keyword density

Use this tool and take a look at your keyword density: http://www.keyworddensity.com/

This tells you what keywords are most prominent on your page.

As a general rule, you should have the density of one or two keyword at about 5%-7%.

The rationale behind this is that if your website is an authority on a particular topic, wouldn't that topic word appear at a higher frequency than other words? Google and other search engines take this into account in their rankings calculations.

For property management, I suggest using the area that you get most business from. In your case the keyword phrase might be "dallas property management"
