I have been a real estate agent for over 8 years. Four and a half years ago I began to offer property management services, mostly to my investor clients who were extremely unhappy other property management companies in my market. I needed to make sure they were happy and would want to buy more properties through me. Now, 4 years and many satisfied clients later, I am making pretty good money managing about 150 units. Most of my inventory is single-family detached homes but I do have several duplex, triplex, and fourplex properties. I would like to expand my business and hire a new property manager in the next six months. I have been down this road once before and have wasted a lot of money and time on one individual who I felt was going to fit this role but who failed me miserably. My brother and I are the owners of our company. Aside from my management responsibilities, I handle all of the administrative issues of running a brokerage, actively sale real estate, and invest in real estate. I see a lot of potential in my market to grow and out perform my existing competitors but cannot do it alone. Through this site, I hope to discuss how I can grow my business, improve my systems, and network. Also, I have a goal of developing a presentation of valuable information to deliver in a seminar format to investors, property managers, and landlords throughout the country.

Thanks for the feedback on the articles on contracts. I read through 20+ contracts while writing these articles and HomePointes agreement stood out for being comprehensive, yet brief and easy to understand. I really like their usage of the addendum to provide an easy to read explanation of what they do and why they do it.

I think alot of contracts would be well served to have an accompanying addendum that kind of interprets and justifies the legalese in the contract itself. How often do you update your companies agreement? I assume it has changed over time to reflect the different needs and experiences you have had over time.
