Like you said a late fee policy is USELESS if you don't adhered to it. My PM in Palm Coast FL. are wimps when it comes time to collecting a late fee. They explain to ME THE OWNER "we try to get the late fee from tenant but rarely will the…

In the state of Tennessee, the only time that I mention an owner's name is when the owner is holding the security deposit. If the owner is holding the deposit, you have to disclose where the money is being held, so you have to disclose the…

Technically the lease should be signed by the leasing agent/property manager. The property Manager is taking on the responsibility of screening the tenant, collecting monies, performing the move in inspection so why not sign the lease. i certainly…

Absolutely should be the property manager. The property manager is the acting agent for the owner, and the owner information should never be disclosed to the residents. This is why you hire a company to begin with.

It is not just who's name on the lease agreement. I have a rental property in Ithaca New York and it was managed by a property management company. The manager literally did everything from signing the lease with his name, move in..move out,…

Nice concept....one questions does this cause you more accounting issues keeping track of what properties are full service and which are partial. I could see where you'd have to be organized for the different account setups....

Karen,

I have gone ahead and linked to your site (http://blog.placeforce.com/blog-0/bid/45848/3-Options-for-Property-Management). It fit in very well with a discussion about the options around property management.

I spent a little more time on your site and like it a lot. Very helpful. I saw the PM Software under Resources and think it would be great if we could be listed there.

thanks very much
Nate
